A spacious detached house in the village of Jenig, near the Nassfeld ski resort, ideal for renting for larger groups of up to 12 people, but can also be used as a holiday home for a large family or as a permanent residence. The house is sold including all furniture and equipment. LOCATION: Rural location in the small village of Jenig with a beautiful view of the Carnic Alps and overlooking the Nassfeld ski area. The house is oriented to the southeast and therefore always has enough sunlight. The Nassfeld ski area, approx. 5 minutes away, with more than 105 km of pistes, is easily accessible. At a distance of 3 km there is a small cafe/tavern, a gas station and a supermarket. In addition, the property is 5 km from Hermagor, a beautiful touristic provincial town with all the necessary facilities, including a wide culinary offer. The swimming lake Pressegger See is a 15-minute drive away, and another lake, the Weißensee, is only 25 km away.

PROPERTY: The house (185 m²) is originally from 1954, all the windows have now been replaced with insulating glass windows and the electrical wiring has been renewed. The house is heated by modern pellet heating, which also provides hot water heating. In addition, there is a wood stove in the living room. There is private parking and plenty of other spaces on public plot behind the house.

On the ground floor there is a spacious hallway with a cloakroom and a staircase, as well as a spacious living room and dining room, which is connected by a semi-open kitchen. Another room is set up as a TV room/games room. There is also a toilet and a boiler room with pellet storage and a workroom.

On the first floor there are 4 bedrooms with a size of 12 to 22 m², 2 of which have their own bathroom. However, there is also a third bathroom available. In addition, there is currently approx. 45 m² of unused space that can be converted into an apartment.

In the attic there is another spacious bedroom with two single beds and a sofa bed. This room has a sink and access to a balcony with a direct view of the Nassfeld ski area.

USE: The house can be used for tourist rental in combination with personal use, but the rental is not mandatory, and therefore there is also the possibility of using it as a second home.
